Midwest Plant Recommendations for a Drought-Proof, Hardy, Rabbit Proof and Low Maintenance Landscape

We worked with Brian’s brother, Chris, who owns W Landscapes, to help us not only create a beautiful yard but also practical for our Midwest Minnesota climate. Considering drought-proof, hardy, rabbit proof and low maintenance plantings with long blooms were top of mind.

Our 1927 Tudor home has a cottage feel. We wanted the landscape design to reflect it with some extra privacy since we don’t technically have a true backyard. Our backyard is a narrow spot where we have our low maintenance garden (read about that here). We have a patio to the right, small side yard to the left and a front yard. When we first moved in back in late 2011, the front and side yard were not useable due to the sloping.

Once we added a retaining wall, it felt much more private and best of all, we can actually hang out in our yard!

Our home is north facing. Over the years, we’ve worked with Chris, including building our retaining wall to create usable space for our growing family. Chris has been landscaping for over 3 decades so we trust him! Below are plants, trees and blooms that he recommended for our yard. Please take into consideration your amount of sunlight and type of soil when making your selections. I also asked my Instagram community for their recommendations which you will find at the very end.

Plant Recommendations for a Drought-Proof, Hardy, Rabbit-Proof and Low Maintenance Landscape with Long Blooms

Note: Even with plants labeled as rabbit-proof, it’s not 100% a guarantee. Chris said that rabbits have been a big issue this year. If you notice them snacking on your yard, you may consider spraying with this repellent that is safe for people, pets and plants.

1) Russian Sage

Russian Sage is super low maintenance. You just cut back each year because they can grow to be really tall. But their color and fragrance is delightful!

2) Arborvitae

Arborvitaes help give our landscape a traditional classic look. They also help with privacy when lined up. You’ll want to make sure you cover them with burlap for the first 2-3 years when winter approaches to protect them from the cold and rabbits gnawing at the bottom. Once they’re more established, you won’t need to cover them but may still want to wrap the bottom from the rabbits or use this repellent that is safe for people, pets and plants.

*This is one plant that is not rabbit proof on our list but we really wanted them for their look and privacy.

3) Allium

These are super easy to maintain and will come back year after year. Their bright purple colors give life to our yard.

4) Prairie Dropseed Grass

Prairie Dropseed Grass are perfect for mulched areas where you want greenery but don’t want the hassle of mowing it.

5) Nepeta Cats Pajama aka Catmint

I love the lush purple lining our steps leading to the front door! They are growing so well and we didn’t have to do anything. Easy and pretty!

6) Heuchera Carmel

If you want some warm color in your yard, these are perfect. I’m still trying to decide how I feel about this autumnal color around our Miss Kim Lilac.

7) Autumn Joy Sedum

While I wanted our front yard to have a more purple color scheme, I didn’t want the design to look flat. I love the beautiful blush color of the Autumn Joy Sedum. They’re basically tall flowering succulents. You can deadhead them after the winter.

8) Balmy Rose Monarda aka Bee Balm

If you’re looking for ground covering plants with bright pink, these will do great!

9) Hellen von Stein Stachys

In areas where we’ve mulched, we have these spread out to add variety.

10) Boxwood

Boxwood seems to have a bit of a mixed review amongst my Instagram community. A few had a hard time having them come back the year after it was planted. However, lots had success with them including us. We have a row of these planted in our front yard along the fence and all but one flourished. The one isn’t completely dead so there’s still hope. Boxwoods are simply classic.

11) Miss Kim Lilac

Here in Minnesota, true spring starts for me when I see and smell the lilacs! We have two Miss Kim Lilac trees planted right up front and they are doing amazing this year. They are beginning to bloom and are so lovely!

12) Vanilla Strawberry Hydrangeas

My love for hydrangeas run deep! These won’t bloom until later in the summer and go into late fall. I loved clipping them from our neighbor’s yard and now we have our own! These can really grow in size so I’m excited! Plus they look magnificent when dried and make the perfect natural fall decor.

13) Limelight/Little Lime Hydrangeas

Limelights or Little Limes are simple beauties. We have these along the side and front of our home and they nicely cover the water meters and water spigot. Their blooms are slightly smaller than the Vanilla Strawberry hydrangeas.

14) Creeping Phlox

This was recommended to us from Chris to plant out front outside our fence as a ground cover trailing over our stone retaining wall. I was unsure of the bright pink with all the purple so we decided to hold off. Although I’m now reconsidering!

15) Lamium orchid frost

These are another easy great filler for mulched areas. Like the Hellen von Stein Stachys, they act as fillers to give color and variety on the ground.

16) Blackbeard Penstemon

These provide color and height in mulched areas. I love the deep moody green from their stems and leaves.

**Multiple Recommendations

Choosing native plants will help your yard thrive. Your local nurseries and garden center will also have a ton of knowledge. Yard work can take up a lot of time. Choose plants that are drought-proof, hardy, rabbit proof and low maintenance so you can spend more time enjoying your yard.

Most of these plants were put in last fall. The hydrangeas and alliums have not bloomed yet but it’s nice to see the Miss Kim Lilacs, catmint and caramel heuchera show their colors.

The key to a beautiful yard in the Midwest is to have a variety of plants with blooms throughout the season. That way you’ll have some color from early spring all the way to late fall. Make sure to properly water your yard. We invested in a sprinkler system with rain sensor and that has really helped.

I’ll share updated photos of our yard once our plants are more in bloom. Hope this post is helpful to you so you can be confident to tackle your yard!

I’ve been drawn to green tones lately, especially olive + sage. I think our little green vintage bathroom is making me feel nostalgic for this color. A few months ago, I purchased some olive colored pillows from Crate and Barrel for $19.97! I was worried that maybe the pom-poms would pull off but so far, they’ve stayed put! I linked some other green tone items for you in the slideshow below.

I took out my black metal candlesticks, earth tone vases and pillows (actually these have been out all year long lol). Once I’m able to pull it all together, I’ll snap a photo for you but our home already feels super warm and snuggly. Happy fall decorating!

Patti’s Fall Guide: Things to do Around the Twin Cities

Even though I’m all about the warm-weather, there is something nice about getting to experience all four seasons here in Minnesota. Autumn is especially beautiful. I gathered up some family fun fall things to do around the Twin Cities to make the most out of this season. See here for my general guide on things to do around the Twin Cities.

Best Apple Orchards

Tip: if you’re looking to go apple picking, make sure to go earlier in the season (mid to late September) before all the apples are gone.

1) Luce Line Orchard

Luce Line is a really beautiful and fun orchard! We went here last year and it’s super charming. It’s both family and adult-friendly. They have a pub for parents to grab drinks and a grill with burgers and brats. They have a little trail and cows on the property that was fun for the kids to explore. On the weekends they have free events with live music!

2) Afton Apple Orchard

This is one we have not explored yet but seems to be a favorite with many of my friends. They said it’s a perfect place to go picking for fruit! You can pick raspberries, blackberries, and apples (they have 15 different types of apples!). They have a great selection of pumpkins that are perfect for carving. There is a huge playground and a 15-acre corn maze for the kids to explore!

3) Apple Jack’s Orchard

We visited this orchard on Sunday and had so much fun! Lots of kid-friendly activities and the view off the river is a great place for family photos. They have a cow train, tractor ride, pony ride, corn maze, corn pit, apple cannon, and of course apple and pumpkin picking. They didn’t have the u-pick apples so if you want to do this, make sure you head over earlier in the season – like around mid to late September. There’s an adorable store with lots of yummy baked goods. I bought a few things to send to friends as a fall gift. The apple donuts are a fav!

4) Aamodt’s Apple Farm

Apples, cider, and wine. What more you could ask for?! We loved sipping on their warm cider and wine. It’s not a big place to go apple picking but there’s plenty of things do for the family like their goat farm and wagon rides and large playground. Afterwards, we love to grab an early dinner in downtown Stillwater and go for a little walk before the 45 min drive back to the city.

Oktoberfest:

1) Twin Cities Oktoberfest

Hosted at the Minnesota State Fairgrounds this is a fun-filled two-day event. They have dancing, food, prizes and of course good beer!

2) Black Forrest Inn

If you are looking for authentic Bavarian food Black Forrest Inn is the place to go! It is a Minneapolis staple that has been around for over 50 years! They have an adorable beer garden and a super cozy atmosphere.

3) Gluek’s Bar and Restaurant Oktoberfest

Right in downtown Minneapolis Gluek’s celebrates Oktoberfest all month long! They have a special happy hour menu that includes $4.50 pints and a special menu with all the German delicacies. If you wear your lederhosen you get 20% off your bill.

Fall Farmers Market

Tip: Make sure to check that they’re still open since some may close earlier in the season.

1) Linden Hills Farmers Market

My fav farmers’ market! I love walking with my family and checking out all the amazing vendors. Look at these beautiful flowers they have from Pluck Flower Farm. So pretty!

2) Fulton Farmers Market

Located by Lake Harriet United Methodist Church this market is open every Saturday from 8:30 am- 1 pm until the end of October. They have donuts, fresh produce, and flowers!! all of my favorite things.

3) Kingfield Farmers Market

Love this quaint little market right by Martin Luther King Park. They have so many amazing vendors from fresh meat to yummy honey! They also have Northern Fires Pizza that is made fresh in a wood fire pizza oven.

4) Minneapolis Farmers Market

If you are looking for some excitement in your farmers market experience the Minneapolis Famers Market is the place to go! It is always super popping! Lots of people and amazing vendors. They have lots of food you can munch on, fresh produce, an amazing flower selection, and even a retail clothing area! They are open until October 31st and they can help you with all your pumpkin needs!

Halloween:

1) ValleyScare

Valleyfair has a fun family-friendly event called The Great Pumpkin Fest. It is every Saturday and Sunday in the month of October. They have a costume parade, corn maze, crafts, sing-alongs, silent disco, trick or treat street, witch storytelling, a van pedal derby, and the characters of Charlie Brown!

2) Halloween in Excelsior

This is a perfect family event to go to! Our family loves going to Excelsior and this event is such a fun one to celebrate Halloween! There is Trick or Treating between the businesses, a business decoration contest, a dance party, a costume contest at Excelsior Brewing, and a scavenger hunt. It is on Saturday, October 30th at starts at 10 am!

3) Burwell Spooktacular

A fun free fall event in Minnetonka! It is located at the Burwell House, which is a historic house from the 1800s. The event includes a spooky scavenger hunt, crafts, live performances, an inflatable slide, house tours, and food vendors! The event is on Friday, October 29th from 5-9 pm. It is a fun way to kick of your Halloweekend!

On Episode 3 of Rentfluencer on HGTV’s IGTV, I got creative with a combo closet and home office for Kasey!

She lives with her boyfriend Eric and they both work remotely. Her boyfriend has an awesome workspace in the dining room but Kasey has been working out of her closet which she calls her bonus room.

Here were the challenges with her bonus room “cloffice”:

  • The clutter makes it hard to focus

  • Nice floor to ceiling window blocked by clothes racks

  • Wardrobe space is uninspiring

  • A small desk to do all her work

  • Everything is shoved to the side when she does video calls; the clutter is distracting

My plan to take Kasey’s closet from cluttered chaos to light and serene

  1. Minimize the mess to make way for a clean simple and beautiful design

  2. Take advantage of the rooms natural light by finding a better wardrobe storage solution

  3. Improve her workspace

Kasey shared with me her style inspirations and I got right to work!

1. Minimize the mess to make way for a clean simple and beautiful design

Give dresser new life

The two dressers were taking up a lot of space in this small room. My goal was to get her down to one dresser and reduce the clutter on the surface. She also had stuff in them that could be moved elsewhere. These are Kasey’s childhood dressers and here’s how I gave it a fresh modern look.

  • I used liquid deglosser (a solvent that takes the gloss off a finished surface) to give it a nice matte feel so when we spray paint, it adheres to the dresser.

  • Sprayed two very light coats of chalk paint which provides great coverage with a matte finish and no need to prime plus it dries quickly

  • Added inexpensive brass pulls to dress up the drawers

Create accent wall

I love renter-friendly peel and stick wallpaper and this pattern will provide a nice backdrop for her video calls. Kasey can easily peel it off when she moves out!

2. Take advantage of the rooms natural light by finding a better wardrobe storage solution

I got a nice size wardrobe closet to hide her clothes, replacing her clothing racks in front of the window and allowing for more natural light to stream in.

The room looks so much brighter! It also cleared up space to bring in a beautiful full length floor mirror across from the wardrobe closet.

3. Improve her workspace

By simply reconfiguring the layout, I was able to divide her workspace from her wardrobe zone. I found a second-hand desk for a steal! I painted the legs gold and added hardware for a more elegant look.

I gave her a stylish and comfortable chair and an inspiring gallery wall to complete her office.

Thursday Thoughts: Stucco Painting, Sandbox Dilemma, Fall Kitchen Inspo, HGTV Obsessed Podcast + more

I didn’t have time to get out my Thursday Thoughts yesterday so Friday Thoughts it is! After pondering if we should redash or paint the stucco of our #stuccofarmhousetriplex rental property, we decided for now that it was best to paint. Once we had all the bids back, we pulled the trigger! I’ll quickly break down the process on how we made the decision on our painters.

1. Stucco Painting. We had five companies out to bid. I always recommend having multiple bids and asking lots of questions. Kjell (Brian’s best friend and our business partner on this project) used to own a painting business and had worked with four of these companies and we had experience with the other one. Here are the painters we recommend in the Twin Cities who have experience with painting stucco:

  • Stone Valley Painting

  • True North Painting

  • Paris Painting

  • All Pro Painting

  • EMC Painting

Here’s what Kjell considered: 1) cost 2) who could start the soonest and 3) be willing to remove the satellite dishes and other stuff on the roof. Based on this info, we ultimately went with All Pro Painting. I always hesitate to provide our quotes because they won’t be apples to apples. Meaning, even if your home is the same sq ft as this, it doesn’t mean you’ll get a similar quote.

Cost fluctuates. Companies provide quotes for that moment in time based on their schedule, the demand, employee shortage, etc. With this in mind, I’ll share our cost.

Cost (house is 2344 sq ft): $6,200 for labor only. We purchased our own paint. The highest bid we received just for labor was $12,500 to give you an example of the extreme variations and why you should get multiple bids!

2. Sandbox in the City. A few months ago, we wanted to be cool parents and turned the bottom of the kids’ outdoor playhouse into a sandbox. We purchased special play sand and patted ourselves on the back. I shared on my IG stories and got so many feedback to cover it to keep neighborhood cats and rodents out. But I also received some reassurance to not worry so we didn’t cover it.

Welp…we learned our lesson! We got a stinky surprise the other day. Needless to say, the sandbox is closed for the season until we can find time to properly clean, sanitize it and cover it for the winter.

3. Garage attic turned band practice + my office space. It’s been a few weeks since I shared this space. We were waiting for the new doors and it was supposed to arrive early September. Then it got pushed to mid September and now we’re just unsure so I’m going to share the space early next week, regardless!

Thursday Thoughts: Easing into Fall, Holding Space for Joy in Time of Sadness + more

I’m not quite ready to say goodbye to summer just yet. We are having one last summer fun for Labor Day weekend and then I’ll mentally prepare myself for fall. The Midwest doesn’t play around after Labor Day – temps drop and it immediately switches to fall mode!

1. Easing into fall. I slowly gather decor items to switch out. I start out by grabbing throws that have been folded away in baskets, ask for permission to clip some hydrangeas from my neighbor to dry and find a good fall scented candle. I received my olive pillow that I ordered the other week to help me ease into the season. I was at Target the other day and pulled together some fall inspiration. I’m really loving the olive + burnt orange + charcoal palette and so close to adding the green lamp + candle to my cart!

3. Owning rentals blog post. I’m putting this here until I have time to look through your questions and compile an insightful blog post. Promise, it’s coming!

4. Holding space for joy in times of sadness. I shared in my stories yesterday that I feel selfish sharing the highlights of my joys on Instagram when there’s so much heaviness in the world. I grew up with a lot of sadness in my life and have to work hard to acknowledge the joys or I can be overcome with constant sadness. I’m also a big empath so I feel people’s emotions very deeply. I remind myself that I can feel the sadness that is happening, do my best to contribute to those causes while also holding space for what brings me joy each day. Otherwise, I’d be mentally doomed.

I know there’s a lot happening and many causes that are worthy to shout out. These are a few I’m listing if you want to donate + contribute.

5. September is Childhood Cancer Awareness Month. My friend, Danielle Moss’s daughter was diagnosed with Leukemia on May 16th, 2020 and has been active in raising funds towards childhood cancer initiatives and research. She is doing another round of auctions to help raise money for Alex’s Lemonade Stand.

Danielle writes – “We’re fundraising for some truly incredible research grants for new, innovative, and rigorous approaches that directly address the most intractable issues in pediatric cancer research today. I am honored to be able to help fundraise for what could be some truly life-changing advancements in pediatric cancers.”

On this episode of HGTV’s Rentfluencer, I had the pleasure of helping out two University of Minnesota students named Sam and Sam! They live with 6 guys and their kitchen gets a lot of use. But they thought that the overall vibe was a little outdated. They were looking for a modern and updated feel but most importantly they wanted it to feel more like home. Their rental is an older home but doesn’t have many of the original details. When I first saw the kitchen I thought that it was a nice size space but it came with some challenges.

  • For starters the light fixture was super low that is was a hazard for tall people!

  • The walls had two tones of green that looked odd.

  • There were a lot of kitchen appliances on the counter- they had an air fryer just chilling on the counter even though it was broken!

  • They had good cabinet space but no method to organize their kitchen items.

I agree with the Sams that the room looked dreary, dated, and cluttered. Luckily, it has good bones and I was so excited to get to work! The great news is that the Sams and their roommates have a good relationship with their landlords who recently took over the property and knew there was a lot of work to be done.

*Landlord Tip: maintain good communication with your landlord and don’t be afraid to ask for permission to update something. Worst case, they say “no” but you never know! Landlords all have different situations.

Here’s my mood board and below are steps I took to freshen up this kitchen!

  1. Give the cabinets a major facelift with new paint and hardware with permission from their landlords

  2. Brighten up the dingy two tone walls

  3. Switch out the hazardous light fixture

  4. Update countertops and backsplash with affordable peel and stick solutions

  5. Get these guys organized!

1. Painting the Cabinets

  1. Remove all of the doors and number them and the hardware to help us keep track (also makes it easier to hang after we paint them)

  2. Kitchen cabinets get greasy- make sure they are completely clean before you prime and paint. We used “Krud Busters” TSP and Dawn dish soap with scrub brushes Brillos pads.

  3. Always paint in a well-ventilated area

  4. Erik sprayed the cabinets with Benjamin Moore Advance Tinted Primer. Once that dried, we sprayed on the paint using Benjamin Moore Advance in the color Onyx in Satin. Black cabinets give a nice modern look and are more forgiving in rentals. I recommend using satin or semi-gloss paint on cabinets for easy cleanup.

    *Tip: if you don’t want to purchase a paint sprayer, you can rent one for about $100 a day. I like that paint sprayers give a nice professional smooth finish.

Paint changes colors as it dries and may require several coats. If it’s not what you were expecting, be patient!

Hardware: pulls are such a renter-friendly option because you can always take them off and put the old ones back if that’s what your landlord prefers. I picked out these cup pulls in the satin nickel finish to dress up the cabinets.

*Tip: measure to make sure you have the right-sized pulls so you don’t have to drill new holes

2. Painting the Walls

White is my go-to color as a landlord. It is easy to paint over if there are any dirt or scuff marks. It’s also the most appealing when we do showings because it makes the interior look clean and fresh.

We used Benjamin Moore White Dove (same color as what I used in my own home) and that really opened up their kitchen!

3. Installing Light Fixture

My husband Brian came to help change out the light fixture. The light we chose was modern-looking, stylish, affordable, had great reviews and readily available. Most importantly, the guys won’t hit their heads on it! It has three bulbs and throws off good light which they need in this kitchen since it doesn’t have additional recessed lighting.

*Tip: Turn off the power to the picture at the breaker box before replacing any lighting

4. Updating Countertops and Backsplash

The counters look to be vinyl so I wanted to do a quick and simple upgrade with waterproof peel and stick marble pattern. They come in a matte or glossy surface with different marble prints. I ordered this marble effect that I liked best in a matte finish. This product is very cost-efficient- the whole counter cost under $60 to complete! BUT it is very tedious work so you may want an extra set of helping hands.

Peel and stick backlash are great because they are so simple to do- you instantly have subway tiles and it is a lot less work.

*Tip: after you peel off and it strips off some paint, make sure to touch up so it doesn’t affect your deposit refund. Ask your landlord for the paint color so you have it on hand for any touch ups like after patching nail holes before moving out.

For extra countertop space, I got them a really affordable portable island. The natural wood plays really well with the black cabinets and softens up the modern vibe. Plus, I wanted something to replace where the two large opened garbage cans were located. My heart had to give them a smaller trash bin with a closed lid…

5. Organization

I wanted to help the guys make better use of their cabinet space by using these inexpensive baskets. Instead of everything being shoved in the cabinets, they can now locate items easier and actually fit more stuff inside! They can store things they use less frequently here because not everything has to be in reach if it doesn’t get used daily. Goodbye countertop clutter!

This was truly an amazing nail biter rental makeover, especially for one day! We worked late into the night for the reveal. The team put in a lot of sweat equity and it was worth the drastic transformation. The Sams’ expressions were priceless. They loved how it turned out – a win win for both them and their landlords!

My New HGTV Show: ‘Rentfluencer’

Last week I announced my new show, Rentfluencer, with HGTV and I’m still in disbelief. Somebody, pinch me! It has been in the making for a little while now and felt so good to let the secret out. You all have blown me away with your support of this show and I wished I could hug each and every one of you.

What I love about this rental makeover concept is that we were really able to make impactful changes within a day without taking down walls or doing major work. We repurposed where we could, reimagined layouts, searched for second hand finds, explored temporary solutions and discovered attainable home items to fit each renter’s style. I really got to flex all of my design tips and tricks so whether you’re a renter or homeowner, I think you’ll find some great ideas!

Q: When will it be on?

A: Show airs Wednesdays at 9:00am PT / 11:00am CT / 12:00pm ET

Q: Where can I watch it on HGTV?

A: You can watch directly on HGTV’s IGTV! This is their first ever digital series so you can watch whenever you want after it airs on their IGTV! You can easily access the show right from your phone. No need to DVR or have a subscription to streaming channels. Which means…it can be viewed all across the WORLD!

Q: How many Rentfluencer episodes will there be?

A: There will be a total of 6 makeover episodes that cover the bedroom, living room, office/closet, kitchen, backyard and dining room.

Q: Did you come up with the name, Rentfluencer?

A: Nope, but it sure is catchy right? Makes you scratch your head a little?

Q: Are the makeovers really in one day?

A: Yes, all in one day – one long ambitious day! The install is one day but I had a couple of weeks (that’s six makeovers within two weeks to plan) to dream up the design and source products with the help of my super awesome team! We worked really hard to make sure that install day was ready to go! I couldn’t have done this without them. I truly had the best hardest working team.

Q: How were the renters chosen?

A: I worked with our production company to do a casting call locally in addition to their own search. We had an overwhelming response and the network ultimately picked the final six.

Q: Did you have to get permission from the landlords?

A: Absolutely! Once the six renters were finalized, we had to get sign-off from their landlords. As someone who rented for many years and now a landlord myself, it was important that we were respectful of their properties and rules. Each landlord had their own set of rules (like no painting of walls) so I took them all into consideration. Our production team also followed up after the install in case there were issues.


A big part of my passion is also connecting with people. I love hearing each renter’s challenges and style inspirations. Most had a hard time articulating their exact style but what was certain was wanting their space to feel like home. As a former product designer who studied trends and style influences extensively, I was able to piece it all together. It was truly an honor to use my design background to create spaces that would bring people joy because it is my belief that “home is home”, even when you’re renting.

Thursday Thoughts: New HGTV Show, Ditsy Floral Dresses, Etsy Vintage Rug Shops + More

Happy Thursday!

1) The secret is out! I’m over the moon that I finally got to share my exciting news and overwhelmed by your support. I’m so thankful for all of you! If you missed the announcement on my Instagram, you can check out the trailer for my new HGTV show, RENTFLUENCER, here. With a catchy name like that, you’ll have to tune in! You can catch each episode on HGTV’s IGTV every Wednesday at 11:00am CT. The first episode airs next Wednesday on 9/1 and you don’t have to set your DVR.

I’ll share a post with FAQs next week. If you’re on Instagram, search “RENTFLUENCER” or “PATTICAKEWAGNER” for some fun stickers/GIFS that you can use if you want to share the show on your stories.

2) Where’s the dress from? So many of you had questions about the dress that I was wearing from my announcement post. I discovered it randomly (maybe on Pinterest) and purchased from a site called Hello Molly. Unfortunately, that exact dress is no longer available, but I’m sharing a few ditsy floral dresses with sleeves below.

4) Owning Rentals FAQs. I haven’t forgotten about this! It’s been a little crazy around here and I haven’t had time to review all of your questions. There were so many and I want to make sure I compile a one-stop helpful post.

5) Exterior Painting for the #StuccoFarmhouseTriplex. We got some back some more bids and have made our decision on a painting company! We always advise getting multiple bids for renovation work. The lowest bid isn’t always the best choice and the highest bid doesn’t always mean the best quality job. You’ll want to ask a lot of questions and ask to see their previous work. Check out my Pinterest Board for some exterior paint color ideas I’ve been dreaming up!

6) Vintage Rug Deals. A few weeks ago, I shared some Etsy shops with vintage rugs at good prices and some of you asked for that info again. I’ve purchased a rug from ZDkilimpillow shop and can say that it was a pleasant experience. Here are some rugs I’ve rounded up!

Rentfluencer Episode 1: Maya’s Minimalist Modern Bedroom Makeover

On this episode of HGTV’s ‘Rentfluencer’, I had a blast working with Maya to help upgrade their first post-college apartment bedroom!

Backstory: we had another renter but they decided to not renew their lease so their landlord wouldn’t give permission for the makeover. Maya was casted late in the process so we had a shorter time frame (compared to other spaces) to bring it all together and it turned out to be a rewarding challenge!

Maya lives in the Loring Park neighborhood of Minneapolis and is such a fun person with a modern style but you wouldn’t know that from looking at their bedroom.

“It looks like a really nice jail” was how they described it.

Maya identifies their style as slim, modern, functional and not too much fluff – they def have a minimalist vibe going on. Their dream for their bedroom is to make it feel homey and to be surrounded by things they love like their comic books and juggling stuff. Maya is very organized but their bedroom is lacking a personal touch in terms of decor.

How I upgraded Maya’s place from dorm room chic to stylish first apartment

*Landlord Tip: Always ask for permission when painting walls, drilling holes for drywall anchor/large screws, replacing fixtures. And communicate up front if you’re expected to paint colors back, patch holes and put back old fixtures. The expectation for property owners is that the unit is in the same condition as when a tenant moves in, minus the normal wear and tear. Maya had a great relationship with their landlord and received permission for these changes.

I always start out with a mood board to visualize my design direction. Watch my design process here. Once I nail that down, I get to working by creating a style guide and sourcing products. Here were the steps I took to upgrade Maya’s bedroom from dorm style to first apartment style!

  1. Upcycled functional but basic bookshelf

  2. Added warmth to the walls with two tones of paint and a picture ledge

  3. Swapped out the ceiling fan to something that fits more of a minimalist style

  4. Upgraded to a real bed frame and nightstands

  5. Brought the room together with a rug, wall sconces, and plants.

  6. Added a personal touch with a gallery wall

1. Quick and simple makeover to bookshelf

To upgrade Maya’s bookshelf I flipped it over so that it was horizontal. Then installed metal furniture legs. It was so easy but really elevated the bookshelf!

2. Warming up the walls

Paint color can truly change the look of a room and is something most landlords will allow you to do if you ask for permission. The original blue was a really pretty color but it didn’t work well with the trim.

I used a light tone of gray for all four walls. The color is SW Fortitude. On the wall behind the bed, I used two shades of grey that really play up the custom picture rail. I used a light tone on top and a darker tone of gray on the bottom. For the bottom, I used SW Bedrock. The dividing point for the lighter and darker paint color on the wall is the DIY picture ledge.

DIY Picture Ledge

We used DIY’d this exact picture ledge for our bedroom and it’s really easy to put together. I glued three pieces of wood and clamped together before using a nail gun to secure. *Pro tip: Use lightweight pine so your shelf won’t be too heavy to mount. I painted the ledge in the dark grey tone before mounting it. With permission from the landlord, we secured the ledge to the wall.

This project is super easy! I love that you can customize the ledge to fit your space. Another great thing about the picture ledge is that you can style it however you want without any commitment!

3. Swapping Out the Light Fixture

A fan is something that can easily be changed up (with the landlord’s permission). Before changing out a light fixture, turn off the power at the breaker box. Make sure you keep your old fan so you can put it back when you are ready to move out. The light fixture fit Maya’s style and works well with the window.

4. Update bed and nightstands

One major thing Maya’s bedroom was missing was an actual bed frame. To go with the modern vibe I chose a simple, affordable and sophisticated gray bed frame. For bedding, I went with classic stripe sheets, a gray duvet cover, a neutral throw blanket, and a little pop of color with an accent pillow.

For the nightstands, I went for a natural wood with dark metal to tie in with the oak trim and black window frame.

5. Bringing the room together

Many people think they can’t add a rug to a carpeted room, but you def can! I love this knit wool woven rug. It adds dimension and warms up the room. These brass + black metal combo sconces help elevate the space and are practical, too. Of course, no space is complete without some plants sprinkled in!

6. Creating a Gallery Wall

For the gallery wall, I used a mix of inexpensive prints and Maya’s photography for a personal touch.

*Pro tip: buy downloadable designs online and print them at home or your local copy center for pennies! I used prints from Etsy – coral pink carol print, neutral abstract prints, and neutral geometric print

To figure out the design layout I made paper templates of all the frames with butcher paper. The great thing about this technique is that you can move it around until it feels just right. Remember there is no right or wrong- it just has to feel good.

Next, using removable adhesive strips mount your framed artwork where the butcher paper was, and viola! You have yourself an aesthetically pleasing gallery wall.

I am so happy with how it turned out and loved seeing Maya’s reaction to the big reveal! Hope you enjoyed this episode of Rentfluencer!

Thursday Thoughts: Setting Boundaries, Establishing a Work Schedule, a Cute Olive Pillow + More…

Awhile back, I tried doing something called The Friday Five to be consistent about sharing a weekly post but that didn’t work out so well. I saw other bloggers with this exact same series and instantly felt unoriginal…

So I sat on it for a bit and that’s how Thursday Thoughts came about! Now that I have a social media assistant to help me with my website (did you meet Miss Joan Joan on my insta yesterday?), I can focus on sharing more content on my site with helpful details that can’t be captured elsewhere .

Thursday Thoughts is a series where every Thursday, I’ll do a blog post with some insightful nuggets and info + links that you may have missed. I have a lot that goes on in my mind that I want to share but I’m better at writing them out than speaking. Here are my Thursday Thoughts to kick off (they won’t be as long but I’m getting out all the thoughts for this first one)…

1) BOUNDARIES. I want to have a healthy/good relationship with my work and home. I worked crazy hours as a product designer and that’s not sustainable having a young family of my own. But having social media as a part of my work is tricky. It’s hard to know when to turn it off especially when all the popular Instagrammers/bloggers are always on. It made me feel like I’m slacking off.

After months (okay maybe years) of contemplating and sharing my vulnerable thoughts of comparison in my IG stories, I came to the realization that having boundaries is so important. Way more important than trying to be popular or keep up on social media. I want to use SM to share my design ideas, my work and my projects but not put my life out there for show, daily. When I don’t set boundaries, I’ve learned how easily it can consume me. Which means, as a work from home mom, being intentional about my time is key. And that takes me to…

2) ESTABLISHING A WORK SCHEDULE. First thing I want to implement is establishing a work schedule. My oldest is home all day with me during the summer but my two youngest are at a neighborhood center three days a week. Moving forward, you can expect to see me “pop up” on your page M-F but Wednesday and Friday will be more pre-planned content so I can be present with the kiddos. Saturday – Sunday, I’ll be signing off 🙂. The weekends are when my social media engagement are at their highest but it’s also when we’re all home together. I can’t sacrifice that for the sake of keeping up. However, I could do pre-planned content to recap the week on Sunday for those that may have missed it – TBD.

I do believe that keeping a consistent calendar is ideal for me (can’t speak for others) and it let’s you know what you can expect from me.


Now that I have that off my chest to hold myself accountable, lets get to the fun stuff!

3) TODDLER OUTFITS. Have you seen the Q by Quincy Mae Collection from Target? It’s adorable + affordable! I picked up a couple of pieces for Jack.

4) #STUCCOFARMHOUSETRIPLEX. If you missed the tour of our newest farmhouse style rental property, you can find it here!

5) FALL DECOR. I like to enjoy summer until the end so I haven’t thought much about fall. But I just bought this fall-ish vibe pillow because I’m all about the olive color and it’s on clearance for $19.97 (reg $49.95) and ships free! Here are some other items I’ve pulled for a subtle fall mood.

6) THE ART OF WEEKENDING. Speaking of taking weekends off, have you read Heather Bullard’s The Art or Weekending? It really resonated with me and gave me the peace to not allow my work to consume me. Give it a read here!

5 Easy, Healthy, and Delicious Lunch Ideas

With summer coming to an end, kids going back to school, and a lot of people going back to the office I wanted to share some easy yummy lunch ideas.

I always look forward to lunchtime, it is one of my favorite parts of the day. Especially when I am having a super busy day, I love getting to sit down and enjoy a delicious meal. I know for busy mama’s it is hard to even think about lunch sometimes. These meals are perfect for anyone who is in a rush or wants to prep some food ahead of time.

*Disclaimer: I am not a nutritionist, these are foods that I like and I think are healthy

When it comes to meals I deff like to have variety. I am not the kind kind of person that can eat the same meal 5 days straight. That’s why I love these super easy meals that you can throw together quickly.

For my lunch, I always need a healthy grain and protein. It helps me to stay full and gives me energy! I also make sure to sneak in as many veggies as I can into whatever I make. All of the meals I am sharing are vegetarian but you can totally add any meat to modify it to your preferences!

Here are some ingredients I always have on my grocery list for my lunches:

Grains:

  • Basmati rice

  • Quinoa

  • Couscous

  • Chickpea pasta (my go-to is banza)

  • Farro- these microwaveable pouches from Good&Gather are so convenient!

  • Sprouted grain bread (Ezekiel is my fav healthy bread)

Proteins:

  • Chicken

  • Beef

  • Fish

  • Shrimp

  • Tuna

  • Turkey

  • Pork

  • Falafel

  • Tofu

  • Black beans

  • Pinto beans

  • Chickpeas

  • Lentils

Vegetables:

  • Any kind of leafy green

  • Spinach

  • Broccoli

  • Avocado

  • Carrots

  • Corn

  • Zucchini

  • Squash

  • Sweet potato

  • Bell peppers

  • Onion

  • Garlic

Best oils to cook with

  • Olive oil

  • Ghee

  • Coconut oil

  • Avocado oil


Buddha Bowl:

Buddha Bowls are super easy to throw together.

Ingredients: quinoa, veggie stock, sweet potato, carrots, broccoli, soy sauce, spinach, edamame, black beans, spicy cashew dressing, cilantro, and avocado

  1. As a base, I used quinoa (I cooked mine in veggie stock to give it extra flavor).

  2. I used some sweet potatoes I baked in a pan (350 for 20 mins salt,pepper, and olive oil)

  3. I roasted carrots and broccoli in some soy sauce.

  4. Then I added fresh spinach and edamame.

  5. For protein, I used black beans but you can put chicken, tofu, or shrimp on yours.

  6. For a dressing, I used the Spicy Cashew Butter Dressing from Trader Joe’s.

  7. Lastly, I love topping it with some fresh cilantro and sliced avocado.

Tex-Mex:

A colorful and classic dish!

Ingredients: white rice, red bell pepper, green bell pepper, red onion, cumin, black beans, corn, tomato, avocado, and cilantro.

  1. The base is white rice.

  2. Then I cooked some red and green bell peppers and red onion in some cumin.

  3. Next, I rinsed some black beans and cooked them for a little in some cumin to give them extra flavor.

  4. I added some frozen sweet corn, cherry tomato, avocado, and cilantro.

A super simple and easy dish that really fills you up. You can also add any protein you like! Chicken, beef, or shrimp would be super yummy!

Green Goddess Pasta:

For this dish, I take whatever green veggies I have on hand and tossed them together with some pasta and pesto.

Ingredients: broccoli, spinach, green beans, garlic, shallots, olive oil, pesto, parmesan cheese.

  1. I cooked some Cavatapi Banaza Pasta (saved some of the pasta water to bind the pasta with the sauce)

  2. Then I added some garlic, shallots, olive oil, and all the green veggies to cook together in a pot.

  3. I put the pasta in and then added some Trader Joe’s Vegan Kale Cashew And Basil Pesto.

  4. I poured the pasta water in and mixed it all together!

  5. I topped it with some parmesan cheese (but you could make it vegan and skip the cheese).

So yummy and so simple!

Mediterranean Bowl

This takes less than 10 mins to make. It is such a great dish to whip up when you are in a hurry (I used the microwave to cook most of it).

Ingredients: couscous, cucumber, tomato, spinach, red onion, falafel, hummus, and creamy dressing

  1. The base for the bowl is couscous.

  2. Then I added half a cut-up cucumber, tomato, spinach, and some red onion. You could totally turn this into a salad by having the base your fav mixed greens and adding on all the toppings.

  3. For some protein, I used some frozen Trader Joe’s falafels (they are so bomb!) I know they also have a falafel mix if you want to make your own. The frozen ones are just so easy to just pop in the microwave.

  4. Lastly, I topped the bowl with some hummus and a creamy dressing (I used the Green Goddess Dip from TJ’s because it is what I had on hand and it is so yummy)

Veggie Packed Sandwich

Who doesn’t love a good sandwich! This one is packed with veggies and is scrumptious.

Ingredients: bread, hummus, avocado, red bell pepper, tomato, red onion, cucumber, spinach and cilantro.

  1. I started with toasting my fav Ezekiel bread.

  2. On one slice of the bread, I spread on some hummus.

  3. On the other piece, I mashed up some avocado and spread it on.

  4. I topped both sides with salt and pepper (I usually season all of the ingredients with salt and pepper as I go).

  5. Next, I cut up some red bell pepper, tomato, red onion, and cucumber.

  6. I evenly placed all of the cut-up veggies on both sides (to make joining the pieces of bread easier)

  7. Lastly, I added some spinach and cilantro for extra freshness.


Best containers for meal prepping

I always go with glass containers. They last longer than plastic containers, are easy to clean (they don’t leave stubborn food stains), and I feel better about warming up food in the microwave.
